ABS Partners Real Estate, LLC has been hired by the owners of 31-08 Northern Boulevard in Long Island City to long-term net lease the property.

ABS has teamed up with Gotham Construction Company and is offering the opportunity for a user servicing New York City to have its own 250,000 s/f custom built facility. The building can feature up to 16 ft ceiling heights, with heavy floor load capacity, and multiple truck size freight elevators.

The property is located on the south side of Norther Boulevard between 31st Street and Honeywell Street directly adjacent to the Rail Yards development site.

The city plans to rezone the rail yard to permit developers to construct anywhere from 30,000 to 50,000 new residential units on a platform above the rail yards. The site would also contain schools, parks, and most importantly a transportation facility servicing the LIRR, MTA, Amtrak and bus services.
